Head of UK Investment Management – Real Estate, M&G

Ruth recently joined M&G as Head of UK Investment Management – Real Estate and she is a member of the M&G Real Estate UK investment committee. Ruth joined in September 2025 and was previously a Managing Director, Investment Management at Hines, focused on managing the value-add fund series across the UK and Europe in all sectors. Prior to this she was the deputy fund manager for the pan-European open-ended core fund at Invesco Real Estate, she started her career at JLL, predominantly as an investment and development advisor in Central London. Ruth has approximately 20 years’ experience in the real estate industry. Ruth graduated from the University of Cambridge with degree in Geography and also gained an MSc in Real Estate from London South Bank University. She is a qualified Chartered Surveyor (MRICS).

Joe Binns

Joe is Stanhope’s Head of Investment. His job is to help create alignment with Stanhope’s partners with a focus on origination and execution of property transactions. Since joining Stanhope in 2019 Joe has led on the acquisition of a 525,000 sq ft City of London tower development site (70 Gracechurch Street) and a 300,000 sq ft core plus investment (Building 7, Chiswick Park). Joe is a qualified Chartered Surveyor and holds an MSc in Real Estate from the University of Reading and a Business Degree from Durham University.

Dan Labbad was appointed to Chief Executive of The Crown Estate in December 2019. The Crown Estate is an independent commercial business set up to act in the long-term national interest and returning all its profit to UK Government. This has totalled over £4 billion in the last ten years. Prior to The Crown Estate, Dan held a number of senior positions at the global property and infrastructure group Lendlease, including Group Chief Operating Officer and the dual roles of Chief Executive Officer, International Operations and Chief Executive Officer, Europe. Dan has actively championed sustainability and technology throughout his professional life, having previously served as a director of the Green Building Council of Australia and as Chairman of the UK Green Building Council. In addition to his role at The Crown Estate, Dan is a non-executive director of Raspberry Pi Holdings plc.

Dame Karen Buck

A champion of housing and the rights of renters, Dame Karen was behind a private member’s bill that led to the Homes (Fitness for Human Habitation) Act 2018 and has dedicated her career to improving the lives of residents in her former constituency, advocating for communities and campaigning for decent homes. As Chair of OPDC, Dame Karen is responsible for spearheading the delivery of tens of thousands of affordable homes and jobs in the capital’s largest brownfield development site.

Tom Copley became Deputy Mayor for Housing and Residential Development in March 2020 and oversees the Mayor’s two affordable homes programmes, including ‘Building Council Homes for Londoners’ – the first-ever City Hall initiative dedicated to council homebuilding. Tom also oversees the Mayor’s work to improve the private rented sector, support the delivery of community-led housing, commission services to support rough sleepers, and on building safety. Howard was appointed Deputy Mayor for Business and Chair of London and Partners in December 2023. Before joining the Mayor’s team, Howard worked in business for thirty years, spending 17 years as Managing Director for Strategy of the Canary Wharf Group. At Canary Wharf, Howard was involved in the development of the Elizabeth Line and supporting the 2012 Olympic Bid and Olympic Legacy as well as commercial inward investment projects in tech, health and life sciences, and financial services. He has been an active member of business organisations including Business LDN, London Chamber of Commerce and Industry, TheCityUK and the London Property Alliance. He is a trustee of “The Line” art walk along the River Lea. Formerly Chair of the East End Community Foundation (2013-2022) he is now a patron of the charity, and a patron and former Vice-President of UK Youth. Jasper Gilbey

Jasper is Head of Housing, Alternatives and Strategic Transactions across Europe for Nuveen Real Estate. His primary focus is to grow Nuveen’s Housing and Alternatives platform – a committed portfolio of ~€3bn – via the creation of strategic partnerships with best-in-class local operating and development partners. Prior to his current role, Jasper was Head of the TIAA General Account’s real estate equity programme in Europe, responsible for the management of their ~€4bn portfolio. His primary function was to determine portfolio strategy, deploy capital into growth sectors/geographies and oversee selective asset rotation to drive performance. Before overseeing the TIAA General Account, Jasper managed the ~€3bn Cityhold Office Partnership (“CHOP”) –a joint venture between the TIAA General Account, Swedish National Pensions System’s AP1 and AP2 buffer funds and CBRE GIP. He was instrumental in setting up the venture in October 2015 and oversaw an active rotation strategy of ~€2bn acquisitions/sales to rebalance the portfolio between 2015 and 2019.

Mike Hood

Ushma Samani

Ushma Samani joined Network Rail as Principal Development Manager for Major Projects in 2018. Arron Taggart

Andrew Cox

Director of Climate and Strategic Programmes, LB Hounslow

Andrew is the Director of Climate and Strategic Programmes at the London Borough of Hounslow. He has responsibility for overseeing the delivery of the council’s activity in response to the Climate Emergency which the council declared in 2019 with a focus on three key areas – decarbonisation of council operations to achieve net zero by 2030; influencing a reduction in wider borough emissions; and, making the borough resilient to the impacts of climate change. His key strategic focuses over the next year are to ensure that robust and financially viable plans are developed to achieve net zero by 2030; to establish the most appropriate commercial model(s) to secure the investment that will enable delivery at pace of the council’s whole borough climate ambitions; and, to develop a Climate Change Resilience Plan.

Setareh Neshati

Declan McCafferty

Declan is an experienced and creative architect with over 20 years’ experience across a broad range of sectors, including transport, masterplanning, workplace, cultural and residential schemes. Since becoming a Partner in 2012, he has helped to consolidate Grimshaw’s reputation for designing rail and transit hubs. Declan’s work includes leading the redevelopment of Reading Station, the architectural design concept for London Bridge Station, as well as the design of Euston Station for HS2. Laurie Lee

Jonny Popper

Ruth advises governments and developers internationally on the development of private sector-led partnerships, placemaking, local growth strategies, maximising socio-economic impact and successful neighbourhood improvements.  Ruth has pioneered multiple high-profile BIDs and delivered numerous regeneration and placemaking projects for major landowners including Landsec, Argent Kings Cross, Cadogan, Peabody and various public and community sectors. In addition to her roles at Primera and London HQ, Ruth is Chair of the Management Committee for the Guards Museum and Wellington Barracks, Chair of The Passage Trading Services Board, a Trustee for Hotel School and a member of the Bank of England’s Decision Maker Panel. In 2018 Ruth was awarded an OBE for Services to Business and in 2016, an OC, a Belgian honour, following her fundraising for the Flanders Field Memorial Garden to commemorate the centenary of the First World War.  More recently, Ruth was awarded a Power of Women Business Award by Dress for Success for achievements in Business in early 2024.

Adam Challis

Adam is Global Director, Strategic Insights at JLL. His role brings together a best in class team covering insight, analytics and client advisory as part of a 500+ personnel global structure. Adam’s experience spans over 20 years of real estate advisory with both public and private sector clients. Tan Sri Jagan left KPMG Malaysia in late 1994 to join Benta Plantation Berhad as an Executive Director. In 1995, he left Benta Plantation Berhad and was appointed as Director of Austral Lao Power Co. Ltd. He joined Prime Utilities Berhad and Indah Water Konsortium Sdn. Bhd., Malaysia's privatised national wastewater utility, in 1997 as Managing Director of both the companies, a position he held up to late 1999. From 1999 until his retirement in end 2013, Tan Sri Jagan served as the Chief Executive Officer / Director of Bandar Raya Developments Berhad Group and Director of Mieco Chipboard Berhad. From 2017 to January 2024, he was a Director / Deputy Chairman of Microlink Solutions Berhad. Tan Sri Jagan is the Founder and Chief Executive Officer / Director of Tribeca Real Estate Asset Management Sdn Bhd, a niche property development company.

Fiona was appointed as L&Q’s Chief Executive in September 2020. With almost 30 years’ experience in the housing sector, Fiona has worked in a variety of voluntary and public sector roles including advising homeless people in Dublin, housing management, development and regeneration, strategy and policy development. Fiona was previously L&Q’s Director of Development and Sales, spearheading a £5.1 billion development programme. Whilst in this role, Fiona led on our development and strategic land programmes, including landmark projects such as the 10,800-home Barking Riverside development. She also oversaw the group’s expansion beyond the South-East and delivered change programmes to improve both the efficiency and diversity of our Development and Sales function. Prior to joining L&Q, Fiona was Executive Director for Development, Enterprise and Environment at the Greater London Authority (GLA). As part of their senior management team, Fiona was responsible for overseeing the delivery and implementation of key strategies such as the London Plan and overseeing the operation of the Mayor’s powers in relation to significant planning applications in the capital. Fiona is the current chair of trustees at the Centre for London, helping the capital’s think tank to meet their charitable objectives. Fiona is also Chair of the G15 group of London’s leading not-for-profit housing associations. Its members provide more than 715,000 homes across the country, including around one in ten homes for Londoners.

Alexandra Notay is an internationally recognised expert on housing, placemaking and ESG. She has 20 years’ strategic advisory and investment experience having worked extensively across four continents. Until July 2024 she was Placemaking and Investment Director at Thriving Investments (formerly PfP Capital), the fund and asset management arm of Places for People Group, overseeing a UK-wide residential strategy. In August 2024 Alex took over the chair of the Radix Big Tent Housing Commission from Dame Kate Barker. In January 2019 Alex was selected as one of the 48 women shaping the future of UK real estate at the prestigious BISNOW Women Leaders event. In October 2023 she won Residential Leader of the Year at the inaugural Property Week awards for Inspiring Women in Property. Alex is a published author and editor of over 30 books and reports on real estate including the renowned ULI UK Best Practice Guide on Build to Rent (2014, 2016). Alex is Chair of the British Property Federation (BPF) working group on residential ESG, former Vice-Chair of the ULI UK Residential Council and currently serves on BPF’s Build to Rent and Sustainability Committees, AREF’s ESG / Impact Investing Committee and is a Member of CREFC Europe. Dr Sam Barrell CBE is the recently appointed Chief Executive Officer for LifeArc, a self-funded, not for profit organisation which bridges the gap between academic research and unmet patient need, accelerating the availability of diagnostics, novel solutions and therapies for some of the most under-served conditions: motor neuron disease, chronic respiratory infection, global heath, rare disease, and childhood cancer. Sam takes up this position on 1st October. Between September 2017 and September 2024, Sam was the Deputy Chief Executive Officer of the Francis Crick Institute, one of Europe’s largest biomedical research institutes. There she led on strategic and operational management of the institute and deputised for the Director, Sir Paul Nurse. A GP by background, Sam joined the Crick from a career in the NHS as a notable healthcare leader. She was Chief Executive of the Taunton and Somerset NHS Foundation Trust and, prior to that, Chief Clinical Officer for the South Devon and Torbay Clinical Commissioning Group. Kerstin background is in town planning and urban design. In Hamburg, Germany, I worked as a planning consultant focussing on embedding good urban design and sustainability principles into planning policy and development management as the awareness of the need to adapt to and mitigate climate change grew in Germany 25 years ago. In London, up to a few years ago, sustainability played a minor part in the planning process, predominantly as a consultee in London planning policy teams. As a planning officer (Design & Conservation) both in the City of London as well as in the London Borough of Hammersmith & Fulham, Kerstin adopted Sustainability as one of the topics to be discussed as part of design negotiations with developers to ensure that principles of both climate change adaptation and mitigation are integrated into the design of development from the beginning of the planning process. Kerstin current role as Sustainability Officer in the City of London was created following the increasing awareness of the climate emergency among the City of London’s communities and members. To address the climate emergency in the planning process, she is leading on the development of planning advice for developers to carry out Whole Lifecycle Carbon Optioneering, as well as creating the Sustainable City SPD. I am also heavily involved in negotiations with applicants to strive for best in class development for net zero carbon emissions and climate resilience.

Rachael sits on the NLA Net Zero expert panel and is a WELL accredited professional.
